Rural property internet checklist

Bring it on the visit. Tick on your phone or print it and write the answers in. Nothing you tick leaves your device.

Updated Oct 5, 2026Research-based, not tested on a farmWorks with any internet provider at the house.

Before the visit

Install the Starlink app (free) for the obstruction check
Borrow phones on two or three carriers
Look the parcel up on the FCC National Broadband Map
Ask the seller what internet the property has now, and the bill
Print this list and bring a pen

On site: the sky

Run the obstruction check at the likely house or dish spot
Run it at a second spot (clearing, rise, barn roof line)
Note tall trees you’d need to clear, and whose land they’re on
Note where a pole could go if the roof is shaded

On site: phones

Bars and a speed test on each carrier at the house spot
Bars at the gate, barn or any camera spot
Any spot with no signal at all

On site: the other buildings

Pace the distance from the house to each building (about 2.5 ft per step)
Can each building see the house? (for a wireless bridge)
Can you dig between them? Rock, driveway, creek?
Is there power at each building?
Any old buried phone line, conduit or cable already there?

After the visit

Call any fiber or cable provider the FCC map listed, about this exact location
Decide: is a paid portable test needed, or are the free checks enough?
Plan the outbuilding links with the planner
Price clearing or a pole if the sky check was blocked

How to do each check: test reception before you buy land.
